The Process

1. Hire a Team

You are in the right place! You want to find a realtor and a lender to work with as you navigate this process.

4. Look at Homes

Once you find homes that you like, go out and tour them with your Realtor.

7. Ask for Repairs

We will ask the sellers for repairs or credits to have the things that are important to you fixed.

10. Deed Records

All the documents will be recorded with the city and county which will transfer homeownership to you!

2. Criteria

Write out what you WANT and what you NEED in a home.

5. Write an Offer

Found the right one? put together a competitive offer in any market.

8. Have Appraisal

The bank will send out an appraiser to ensure the home is worth what we are offering. IF there are discrepancies, we can renegotiate on price.

11. Closing day!

We will meet you at the house after recording with your new keys and a closing gift!

3. Set up a Search

Start looking at homes online and set up a search so you receive new listings. We have one below.

6. Have Inspections

We will hire an inspector to check the house and all major systems so we know about any defects.

9. Sign Documents

We will sign all the loan documents, title documents, and tax documents needed to buy a house.

12. Move in!

YOU DID IT! Now that you have keys and a home, it’s time to get settled!!

Frequently Asked Questions

What do I need for a Downpayment?

There are programs that offer 0% down like VA and USDA but the average is between 3-5% down.

How much are closing costs?

Costs vary depending on the type of home you are buying, time of year, and loan product you are using. However, 3% is a good amount to budget for. In some cases you can ask the seller to cover some or all of these costs.

How much are inspections?

You want to have a whole home inspection, sewer scope, and radon at least. All together those will cost about $1,000. If you are buying a more rural property we will also need a well and septic inspection which can be another $1,000.

What is the difference between signing, recording, and closing.

In Oregon, we sign all the closing documents ahead of time. This will often take place 1-2 days before our closing date. Recording takes place when all the docs have been sent and received by the city or county offices. Closing is when the house and deed are officially in your name, this is when we can give you keys. It is typically at 5pm on the day of closing.

When do I have to make my first payment?

One full month after closing. So if you close in March, your first payment is due on May 1st.
