Tropicale

Autumn might be rolling in, painting the trees with its beautiful colors, but at Tropicale, it’s always a sunny day. Located on Ne Glisan st, this vibrant restaurant manages to capture the essence of summer even as the days start to cool.

When you first step into Tropicale, it’s like entering a small pocket of paradise. The decor, the ambiance, and the colors all scream tropical. But the highlight, without a doubt, is the spacious outdoor patio. The setup is relaxed with plenty of space to sit back and enjoy. And even though it’s getting chilly outside, Tropicale has thought of everything. Strategically placed heaters make sure you remain warm and cozy, allowing you to enjoy the outdoors a bit longer. It’s a perfect blend of nature and comfort.

Now, let’s talk about the drinks, because that’s where our adventure truly began. We kicked things off with the spicy mango margarita. If you’ve ever wanted summer in a glass, this is it. The balance of spicy and sweet was like a dance on the palate. Every sip was a burst of flavors, making it both refreshing and exciting.

But the showstopper of the evening was the Sol Dorado. This drink is a treat for both the eyes and the taste buds. Made with Jamaican Potstill Rum, tepache, guava, lime, and bitters, it perfectly captures the spirit of the tropics. The guava and lime give it a fresh, fruity flavor, while the rum adds that signature warmth. It’s the kind of drink that makes you want to close your eyes and imagine you’re on a sandy beach, listening to the waves.

As for the food, it was nothing short of spectacular. We started with the ceviche, a classic dish that is all about freshness. Every bite was a mix of tangy, spicy, and sweet, showcasing the essence of the sea. The ingredients were fresh, making it a light and enjoyable dish, perfect to set the tone for the evening.

Then came the chips and guac. Now, this might sound like a simple dish, but at Tropicale, it’s an experience. The guacamole is creamy and flavorful, but it’s the additions that make it stand out. It’s paired with 3 Sisters Nixtamal chips, which have a perfect crunch to them. Drizzled with guajillo oil and pepitas, the guac has an added layer of flavor and texture. And let’s not forget the two types of salsa – ranchera and pina. Each brings its own unique taste, adding to the complexity of the dish.

Wrapping up our evening at Tropicale, we sat back and took in the atmosphere. It’s not just a restaurant; it’s an escape. The sounds, the tastes, and the feeling of warmth, both from the heaters and the ambiance, make it a perfect spot to unwind and dream of summer.

In conclusion, Tropicale is more than just a dining spot. It’s a journey, a short trip to a tropical paradise. Shine Distillery

Fusing Spirits, Food, and Atmosphere into an Unforgettable Evening

Nestled in N Williams, Shine Distillery isn’t just another distillery. It’s a unique offering in a sea of Portland Distilleries. Me and a girlfriend decided to go and check it out.

In 2019 Jonathan Poteet, a veteran in the brewing world, unveiled his vision for Shine Distillery—a concept that defied the norms. Unlike traditional distilleries, Shine embraced the spirit of a brewpub, offering an expansive food and cocktail menu alongside its lineup of vodka, gin, and whiskey. The outcome? A space that encourages patrons to not only relish the spirits, but to relax in a laid back environment with their favorite foods.

Shine has multiple seating offerings depending on the type of experience that you are looking for. There is a kid friendly dining room and bartop directly across from the distillery on the main floor. There is also a 21+ seating section on the second level and a small bartop. Or you can make the best choice and sit on the roof top patio which is also 21+. We arrived just in time to watch the sunset.

We tried the Pink 75, a twist on my favorite cocktail. The pink gin is flavored with pink hibiscus and it really complemented the lemon and prosecco. This was absolutely one of my favorite 75s. I also tried the Lavender Love made with gin, lavender, lemon and egg white. It was frothy, tart and delicious. We also of course had to try a tasting flight. We were able to sample the gin, hibiscus gin, vodka, and minty vodka. They were all clean, easy to sip, and tasted exactly as the ought to.

We didnt try any food this time around as we really just wanted to enjoy a cocktail but you can find things like burgers, pretzels, artichoke dip, and pasta. They also have a happy hour from 4pm-6pm which we will be coming back to!

Grand Prix of Portland

Every fall since 2018, Portland International Raceway has hosted the celebrated open-wheel racing with the Grand Prix of Portland.Held from 1984–2007 under various names, the race is back at Portland International Raceway as the only Verizon IndyCar Series race in the Pacific Northwest.

Montavilla Jazz Festival

Heavenly Creatures

Portland is starting to see its fair share of breweries and wine bars that blow some restaurants out of the water. Heavenly Creatures is no exception. We had an incredible experience at this wine bar and bottle shop.

Opened by two of the masterminds behind St. Jack, a fine dining staple in Portland, we knew going in that this was going to be a fun and unique meal. Sommelier Joel Gunderson has a huge selection of wines by the bottle and for glass pours. If you have a favorite style of wine, they will have one here that you will love. Also, rumor has it, a collection of wonderful wine bottle is called ‘heavenly creatures’. This wine bar is living up to its name.

Chef Aaron Barnett is not one to be outdone. He updates the menu with seasonal ingredients to ensure there are numerous options to pair perfectly with any wine that you choose. We tried almost everything on the menu and while it was all delicious, there were some plates that stood above the rest. The albacore cru, which is a menu mainstay, was one of the best bites of food we have had all year. It is a must try for anyone visiting. Topped with a porcini crisp and lobster oil, it will blow you away. We also tried the white asparagus which was incredibly fresh and crisp, the chicken sandwich which is topped with a heap of salmon roe, and potato chips with camembert.

We absolutely cannot wait to go back and try everything new on this menu. It’s quickly become our favorite place to grab a glass and a bite any day of the week. Unveiling Real Estate Trends in Portland: June 2023

The real estate market in Portland is dynamic. It’s influenced by various factors, including supply and demand, economic indicators, and shifting buyer preferences. We will dissect key statistics to offer insights into the current state of the Portland real estate market. Our analysis will encompass crucial areas, including new listings, inventory levels, closed sales, time properties spend on the market, and average and median sale prices. We will examine these data points to reveal emerging trends and provide expert predictions for the Portland real estate market. As a reminder, statistics always come out one month behind, so the current market is slightly different.

New Listings:

In May 2023, the Portland real estate market witnessed 3,240 new listings—a 15.9% decrease compared to May 2022. However, a resounding 22.1% surge was observed compared to the preceding month, April 2023. These statistics signify an upward fluctuation in the availability of homes for sale in the Portland area, indicative of both changing market conditions and shifting buyer behavior. Buyers are starting to get used to the high interest rates and are entering the market again.

Inventory in Months:

The inventory in months—an essential metric gauging housing supply relative to the current sales pace—presents a compelling narrative in the Portland real estate market. Throughout 2023, the Portland market has experienced wide fluctuations in inventory levels. In January, the Portland market had a robust 2.7 months of inventory, only to decrease to 1.6 months by March. With another rise in interest rates an upward trajectory returned, with inventory stabilizing at 1.9 months for both April and May. This signals that while the number of houses being listed has remained fairly steady through the year the changes in interest rates are directly affecting how many buyers are entering the market.

Closed Sales:

Closed sales, representing successfully concluded transactions, offer a tangible indicator of market performance in the Portland real estate market. May 2023 witnessed 2,008 closed sales in Portland, registering a 31.1% decline relative to May 2022. Yet, an astounding recovery of 17.6% was experienced when juxtaposed with April 2023. This again indicates that buyer demand is tied directly to interest rates and even the seasonal spring push can’t cause us to rebound back to 2021 and 2022 numbers.

Time on Market:

The inventory level in the Portland real estate market underscores a prevailing seller’s market, where demand outstrips supply, leading to intensified competition among buyers. However, the total market time is much higher than what is expected for a sellers market. The average days a home took to sell still decreased substantially this past month to an average of just 40 days in Portland. When compared to what we are seeing on the ground day to day, this number seems high. Many homes that are priced well and presented well are selling in a week or less. So while we know demand is there, as a seller having a real estate professional is more important than ever.

Year-to-Date Summary:

When comparing the first five months of 2023 with the same period in 2022, a slowdown in market activity emerges. New listings registered a notable decline of 23.5%. This also caused pending sales and closed sales to drop by 29.0% and 34.0%, respectively. When we consider these numbers next to the end of year numbers from 2022 we see a different story. May of 2022 was when the market notably shifted towards the downward trend. This continued into the summer before leveling out in the fall. Since the fall of 2022 we have seen a slow but steady climb in pricing, inventory and buyer demand which all point to a recovering real estate market.

Average and Median Sale Prices:

Analyzing the average and median sale prices in the Portland real estate market offers invaluable insights into the market’s overall price trajectory. Through May 2023, the average sale price in Portland decreased by 4.5%, from $615,600 to $588,200. Similarly, the median sale price had a comparable decrease of 4.4%, dropping from $549,000 to $525,000. If we compare these numbers to last month as opposed to last May we actually see an increase of 2.1% for the average and 3.8% for the median. This again points to a recovering and growing real estate market.

Conclusion:

Through an analysis of the real estate statistics, we have witnessed undeniable fluctuations in new listings, pending and closed sales, inventory levels, and average and median sale prices in the Portland real estate market. While market activity has slowed compared to the previous year, month-over-month data reflects a resilient rebound. If you are thinking of selling, personal timing matters more than anything. With home prices climbing you don’t have to have a fear of missing the top. If you are on the fence about buying, the longer you wait, the more expensive things will continue to get. Interest rates do play a huge part into what the monthly payment will be, but we don’t expect them to suddenly drop. Hopefully this information is helpful as you consider whether now is the right time to jump into the real estate market or not.
