Han Oak

For our Hot Spot this week we ventured out to Han Oak. This Korean restaurant is known for it’s very reasonable chef’s menu, only $59 a person, their fabulous dumplings, and the laid back atmosphere. The restaurant is small, but in the summer they open up the beautiful courtyard and add site a few tables. Most of them are communal so you can even make some new friends!

We started the evening out with some cocktails, all of which have some Korean inspired ingredients. They even have slushy cocktails in the summer months to help you beat the heat. I had the Tamagotchi collins, a gin and ginger drink with a bit of club soda, while our friends tried a coconut, banana, rum slushy, and the Korean goodbye, a rye whiskey drink with black walnut foam. They were refreshing and the perfect start to our meal!

We had to try the tasting menu to be certain that we tried all the best things on the menu. They likely rotate what is offered, but we started with all of the “banchan”, or small sides, on the menu. Kimchi, blistered beans, smashed cucumbers and a corn salad that really reminded me of elotés. The corn and the kimchi were the stars of this course, though everything was incredibly flavorful.

Next up we moved onto the “share” course. We tried the Korean chicken wings, which were perfectly crispy and incredibly juicy, and the Octopus Waffle. This sounds like a crazy concoction, which according the chef’s wife started out terribly, but the flavors all meld together so well you can’t help but want to eat more.

Next up for us were some of the famous dumplings, which deserve all the accolades they have received, and the pork bo ssam, which is a pork belly dish that allows you to make your own rice paper wraps.

We finished our meal out with Kimcheladas, a Korean take on the michelada with kimchi juice, and some dessert. All in all we had a fantastic experience and can’t wait to go back!

Rum Cocktails

Today is National Rum Day! Who want’s to celebrate?? If you said yes and you live in Portland, you are in luck. We have a multitude of fantastic rum-focused bars all across the city for your sipping pleasure.

  • Rum Club 720 SE Sandy Blvd The name says it all. They have rums from all over the world and use them in a variety of ways in their many delicious cocktails. Happy hour 4-6 daily.
  • Hale Pele 2733 NE Broadway If tiki cocktails are more your style, and you possibly want them on fire, stop by this spot that will instantly transport you to island life. Bring friends to share a Volcano Bowl.
  • Acadia Bistro 1303 NE Fremont Sometimes you need just one perfect drink to make the list, and Acadia’s rendition of the classic New Orleans Hurricane is it. A blend of three rums and passion fruit puree, it goes down a little too easily for it’s strength.
  • The Alibi 4024 N Interstate Ave Who doesn’t want to croon along to some yacht rock while downing a few daquiris? Karaoke daily and a serious span of happy hours are hallmarks of this long-standing North Portland spot.
  • Eem 3808 N Williams Ave This too-hot-to-touch BBQ and Thai fusion restaurant just started serving brunch/lunch everyday, so you can get your boozy slushy craving satisfied whenever it may strike.

The cost of Instant offers

So you want an instant offer? No doubt you have heard about open door at this point, but Zillow and Amazon also have programs that allow you as a home seller to get an offer without any showings or contingencies. Check out the full video for all the details!

It is terribly convenient to just sell your home to an internet company. As they say on their commercials, there are no showings, no contingencies, and you get to look over the pricing details before you make a decision. If this all sounds too good to be true, it’s because it usually is.

These companies are in the market of buying homes to make a profit when they re-sell them. This means you are selling your home for less than you would get if you listed it with a realtor almost every time. They want to pay wholesale for your home, do a couple repairs, which likely means paint, and then they re-list it at the price it was worth in the first place.

Zillow

We have a great example of this. this offer below was presented to the client of an associate of mine. He needed to sell quickly but also wanted to be sure he was getting what his home was worth. He called his realtor to discuss what his opinion was and they needed up selling the home after 3 days on the market, for 6% commission at $550,000.

Had the seller chosen to go with this Zillow offer he would have left more than $100,000 on the table. Most the examples that we see aren’t this extreme, but in almost every case the seller could have received thousands more dollars if they had listed with a Realtor.

This model will of course work for some people, if you need to just sell and timing is more important than price, this is a great option. Just make sure you discuss everything in detail with a Realtor so you know all of your options.

Open Door

Another issue we see with Open Door specifically is the way they send over offers can be very misleading. They don’t charge a real estate commission but they do charge a 7% service fee (also known as a commission). They also over-estimate the time on market and time for closing, and lastly, they assume you will be paying 3.5% in seller concessions. You may have to pay some concessions for a buyer but this is rare, negotiable, and should not be thought of as a guarantee.

For this example the seller should have $18,000 more selling through a Realtor, but we don’t know what the home is actually worth either so they could have received even more. Again, it is very important to talk to a realtor about your home before you make any decisions.

Trifecta Tavern

This week we are featuring the tavern and bakery by Ken Forkish. This has been on our list of places to try for so long and we were so excited to finally make the time to go and try it out!

We knew we were going to like the restaurant because we have been a long time fans of Ken’s other restaurants (Ken’s Artisan Bakery and Ken’s Artisan Pizza) but everything was even better than we expected. We arrived in time to try the happy hour which offers a large variety of food for a great price.

On the dinner menu even the most discerning diner will find something they love. There are lots of seafood options, vegetarian options, and even some vegan choices. The food is fresh, in season, and comes out beautifully plated. We finished our meal out with a key lime pie, it’s rare to find a proper key lime pie this far from Florida, but this one was to die for!

If you haven’t been yet, or it has been while since you stopped in, make sure you get over there soon. You will not be disappointed!

Coquine

This week we decided to treat ourselves to something extraordinary. I have had Coquine on my “must try” restaurant list since it was named restaurant of the year in 2016. It has remained one of the highest rated restaurants in town year over year and it did not disappoint.

We chose to do the 7 course chef’s menu to get the best idea of what offerings the James Beard nominee had. Everything we tried was fresh, seasonal and full of flavor. One of the biggest surprises of the night for me was our very first salad. There were fresh sugar snap peas, spring greens, black sesame seeds and toasted nori all topped with shaved Oregon wasabi. the wasabi gave a unique bite to the very crisp salad.

We continued on with a calamari salad with fresh radishes and cucumbers and a lovely piece of halibut with oyster mushrooms and herb oil. We continued on with a pasta with a rabbit ragu that was my favorite dish of the night, multiple small desserts, and the cutest candy tray.

To end the night we had to try one of their famous cookies. The smoked almond, salted caramel and chocolate chip cookie was as delicious as it sounds. It is no surprise that they won cookie of the year. You can even order these cookies in advance, or just get one to go! We will definitely be back to this incredible restaurant!

Market Update June 2019

Our stats are here! The Portland market is still performing incredibly well and is slowing significantly less than we anticipated and actually picking up speed in some areas. I you want the full breakdown, read below!

The Portland market stayed strong through June as we continue into Summer time. Last month we mentioned that June is frequently the time that most people list their homes for sale, and while we saw some great numbers, we actually had fewer homes listed in June that we did in May. The interesting thing is that we saw many more homes go pending than they have in precious months. This means that more people are out shopping than before. If you have been house hunting, you have likely noticed this first hand. We have been experiencing multiple offers on almost all the homes we have been in to see. This also means that average days on market dropped. With more people out hunting, homes are not lasting as long before they go pending.

The average sales price went up in June while the median sales price did not change. The disparity in these changes comes from the fact that we have a denser pricing pool. There have been fewer very low or very high priced homes to affect the median, but home prices are climbing.

All in all, things in Portland are going well and we expect these trends to continue for at least the next couple of months.
